Location, Location and...
Sustainability???
A
two-tier property market based on energy performance could be less than
two years away, an environmental management and compliance firm has
said. Sustainable buildings could see their rental yield reduced by up
to 3 per cent and value by up to 16 per cent as a result of changes by
the Royal Institution of Chartered Surveyors (RICS) to its Red Book. The
changes, due in April, will link property values to the sustainability
of buildings. From then on, the principle of environmental performance
commanding increased value will be “common currency”, according to a
statement from Envos.

Green
Return on Investment
Sustainable
renovations to existing facilities can raise a commercial building's
return on investment (ROI) as well as its intrinsic value by reducing
operating costs and improving perception by occupants and the market.
Such renovations carry benefits beyond the portfolio too; greener
buildings help reduce both fossil fuel use and greenhouse gas release
and benefit the environment in a host of other ways.

ESD - Green Building Design and Delivery The incorporation of Ecologically Sustainable Development (ESD)
principles into modern developments is one of the most important
considerations that must be implemented in their design. Whilst the
environmental benefits from designing for ESD are clear, the most
overwhelming benefit is seen in the value provided to the occupants in
terms of physical and mental health. Numerous studies have shown that
attention to daylight, natural ventilation and other passive design
solutions within housing greatly enhances occupant comfort, air quality
and occupant health. Read More
Exit and Emergency Light Maintenance Quite aside from the legal requirement to
carry out the maintenance, it is worthwhile noting that there is usually
a considerable financial investment in the emergency lighting
installation and proper maintenance will maximise its operational life
at the minimum owning cost. It is also appropriate to consider
occupational health and safety and public liability aspects. Read More |
