Project Details
 
The first and primary need of Siemens was to manage, allocate and charge back space to internal business units, and allow them to bench-mark building performance against Australian facility management norms.
 
We derived for them a system that allows for a multivariable (Cold Rent, Warm Rent, Cafeteria, Office Services, FM, Utilities) method of calculating charge back figures and budgets for all building occupants, and they can automatically export the charge data to SAP.
 
Siemens use the Aperture web enablement to publish the plans, data and charges on a space-by-space basis to all department heads using the company intranet. This significantly reduces the number of disputes over space allocations and any applied charges.
 
The Siemens Australia facilities management model developed by FMI has even been adopted as a best-practise solution by Siemens Corporate Head Office in Germany and is a recommended template for Siemens space management implementations internationally.  Siemens China and Siemens New Zealand adopted the model and began implementing it with our assistance.
 
Siemens also use our Works management module (WSM) to centralise, co-ordinate, plan, execute and monitor works management activities for their Australian offices.  The module manages planned and ad-hoc works and maintains work histories, details of warranties and other associated documentation on key assets.  Data from WSM is assisting Siemens to objectively review the operation of physical assets within their property portfolio and the service responses of internal and outsourced maintenance providers.
